Location. Location. Location.

We all know it’s important. But how will we know if it’s the right location?

Whether you already have a site or you need to acquire one, upfront site issues can get complicated, consume valuable time and even seem insurmountable. Lakewood Construction has many years of experience with all of the details in this critical stage and can provide step-by-step guidance.

We have also forged strong relationships with local governments and financial institutions, which can speed the process along. Our company’s financial strength creates options for owners to consider.

Lakewood Construction can help with:
• Site analysis and acquisition
• Environmental impact studies
• Zoning assistance
• Master plan/site plan development
• Financing

In the end, proper site selection and development can have a major impact on the building’s cost and value.

When Lakewood Construction combines its experience with what our clients need and want, the value of the finished project increases. We know the questions to ask and listen carefully to the answers. Working closely with clients, Lakewood can then pin down the materials, specifications, construction methods and contract form that will deliver the client’s project in the most efficient and cost-effective manner.

At the planning stage, Lakewood offers:
• Delivery methods and milestones
• Estimating and scheduling
• Value engineering
• Bidding services
• Subcontractor qualifications

At what point in your project should you hire us? What piece – or pieces – of your project would we handle? How would we work together and how do we work out the costs?

The simple answer is that Lakewood Construction can coordinate entire projects from the site selection and design work through to the finished building. We have experience in all phases of construction services, a comprehensive staff and field crews in addition to a thorough knowledge of subcontractor capabilities.

The best way to decide how we would work together is to talk through your project together. Here are some of the primary service options that we offer:

General Contracting
Do you already have a designed project? Have you already hired an architect? Are you searching for a company to construct the actual building rather than design it? In this scenario, Lakewood Construction will sign on as the general contractor and take the responsibility for building your project. While we will hire a number of subcontractors, we will manage every aspect of your project with an experienced, onsite project team.

Design-Build
Traditionally, owners would hire an architect and engineer to design a building, beginning with rough drawings and refining the design so it could be bid out to get the costs for the project. After all of that had been accomplished, then the owner would hire a company to build the project.

The design-build approach puts the coordination of the design and construction in the hands of a single company. That means Lakewood Construction would coordinate all aspects of the project from the site selection and facility design through the construction to occupancy.

Construction Management
Managing a construction project requires some expertise. Owners can hire a construction manager to handle communications with the architects, engineers and builders. This company or individual represents the owner and advises the owner on all aspects of the project.

• Code compliance
